If you have a tight budget for a small project, you might have decided that a contractor will entirely develop the project for you, but recognise that you would benefit from some expert design advice. For a small fee we can help you develop a design vision and clarify all the queries you may have about the process ahead. This typically involves a two hour on-site meeting to help assess your property and ideas, discuss the potential and challenges of the space and consider any legal conditions that may apply.
Prior to being appointed, we visit the site and meet with you to discuss the project and your requirements. Following the initial meeting we will compile a fee proposal and a schedule of services which – if agreed – will form the basis of our appointment as your architect.
Generally speaking we do not charge for services at the pre-appointment stage.
Once appointed, surveys and investigations of the site are carried out at this stage.
The project brief is defined through the initial discussions to explore what you want to achieve, your timing and budget.
For more complex projects we carry out a feasibility study at this stage in order to investigate the development potential of the site. This would not normally be required for a smaller project such as a house extension.
We develop design concepts to help you identify the best outcome in terms of design, costs against your budget and sustainability programme. We offer pre-application meetings with the council once the design is agreed.
With a clear path, we will then produce all drawings to submit a Planning Application, or to apply for a Lawful Development Certificate.
We develop required detail design for tender process. These include producing technical drawings, sourcing materials, preparing contracts, leading the design team and helping you finding the right building contractor.
Drawings and outline specifications are prepared to obtain full plans consent from Building Control Body.
As lead consultants, we oversee the contractor to ensure your building is built at the highest quality and help the contractor with any unexpected issue that appears on site.
